As the founder of Southeast Marine Group and Blue Flag Investments, Scott’s career is a testament to innovation, resilience, and a deep understanding of niche markets.

An Investment Opportunity That Became Home

Scott’s story in Palm Coast began not with a grand plan, but with a single condominium investment unit in The European Village. Recognizing its potential, he seized the opportunity to purchase a ground-floor retail space. From there, he expanded—eventually acquiring five more condo units through strategic deals.

That first space laid the foundation for what would become Cork & Pint, a cozy yet vibrant bar and social hub for locals and visitors. Their specialty being craft beer, with over 200 different beers available, many of them from local brewers. With 19 taps and over 70 wines, most available by the glass, you're sure to find something to please your palate.

Beyond Business: A Commitment to Community

While many know Scott through Cork & Pint, his involvement in Palm Coast runs much deeper. He played a key role in helping establish the European Village Farmers Market. Working alongside board members and local government, Scott helped transform the European Village into a venue for major local events, including the ICS Annual Chili Cook-Off, Super Bowl Parties, and New Year's Eve Celebrations.

He also actively supports Christmas Come True, a nonprofit led by Nadine King, which brings holiday joy to underprivileged children in the community. From organizing fundraisers to lending a helping hand when asked, Scott is a constant behind-the-scenes supporter of causes that matter.

Early Career: Building a Foundation in Real Estate

After earning his degree from the University of Richmond in 1989, Scott began his career in Miami Beach selling residential real estate at Wimbish Riteway Realty/Sotheby’s International Realty. His natural business acumen and ability to forge strong client relationships led him to quickly transition into commercial real estate, focusing on apartment buildings and warehouse properties.

It wasn’t long before Scott’s entrepreneurial instincts kicked in. In 1999, he co-founded Southeast Marine Group with business partner Steve Carrier, marking the start of a significant pivot into a thriving niche: the marina industry.

These innovations address one of the biggest challenges facing the industry — the rising cost of waterfront land — by increasing storage capacity without expanding a marina’s physical footprint and being a good business neighbor in local communities.

New Ventures: RV Resorts and Luxury Motorcoach Parks

Scott’s entrepreneurial spirit continues to drive him toward new opportunities. Currently, he is a partner in a 160-acre RV project in Ocala, Florida, set to break ground in 2025. The project, a 625-unit deluxe motorcoach park, is poised to meet the growing demand for luxury RV accommodations in Florida. This project when completed and open is expected to be a destination to experience for RV Enthusiast.
